Coworking and multi-tenant flexible offices break the usual corporate AV assumption that a room has an owner. On one floor a four-seat huddle room, a twelve-seat boardroom and an open lounge serve different companies in the same afternoon, none of them employ the AV team, and every user arrives with different expectations about how to connect. Designing that estate with bespoke room-by-room systems produces a maintenance burden nobody owns; designing it as one repeatable product is what makes the business model work.
The core move is a standard template rack, repeated per room and varied only in size. Every room gets the same connection surface - USB-C and HDMI at the table for BYOD laptops, wireless casting where the operator allows it - feeding the same matrix and processor family, with per-output EDID fixed to the room's native displays so a guest's laptop renegotiating at 1080p cannot shrink a 4K room. Bookable rooms keep a point-to-point backbone: HDBaseT from the rack to the display is predictable, cheap and has no dependency on network contention at 9am on a Monday when every floor tries to start meetings simultaneously.
The open zones are where the design differs from a corporate fit-out. Lounges, phone booths and event corners need content and audio that follow the operator's programming rather than any tenant's laptop, which suits AV over IP: a head-end feeds AV over IP decoders at each zone display, so a product launch in the event corner can spill onto the lounge screens without new cabling, and a floor reconfiguration is a software change rather than a site visit. Audio is zoned separately - background music, announcement and paging groups distributed as Dante or AES67 flows across the floor, with the event space able to take its own programme feed without fighting the ambient zones.
The last requirement is operational, because the estate has no on-site engineer. Rooms that cannot report their own state generate complaints instead of tickets, so the design assumes remote monitoring from day one: matrix and decoder health, display connectivity and audio zone status visible from a single dashboard across every site, plus a recovery policy - fixed EDID, documented boot order, capped watchdog reboots - that clears overnight faults before the first booking. Amtune supplies seamless hybrid matrix processors, switchers, Dante and AES67 audio interfaces and decoder-based distribution for operators running multi-tenant floors where the AV must work for whoever walks in.
